Before you book

Straight answers about booking direct, payments, the villas themselves and getting to the islands. If yours is not here, ask us.

BookingHow does booking direct work?

Send the enquiry form with your dates. We confirm availability and the full price, usually within one working day, and hold the villa for 48 hours while you decide. A 30% deposit confirms the booking, and the balance is due 45 days before arrival.

BookingAre there booking or service fees?

No. The rate we quote includes VAT, final cleaning, linen and towels. The only addition is Greece's climate resilience fee, a per-night government charge that every rental collects; we show it as a separate line on your quote.

BookingWhat is the cancellation policy?

Cancel 60 days or more before arrival and we refund your deposit in full, less bank charges. Between 60 and 45 days we refund half. After that we refund in full only if we can rebook the same dates.

BookingIs there a minimum stay?

From three to five nights in May, June, September and October, depending on the villa. In July and August it is seven nights, Saturday to Saturday on Paros and Corfu.

Your stayWhat are the check-in and check-out times?

Check-in is from 4pm and check-out is by 10am. If your flights don't fit, tell us: when the house is free the night before or after, we can usually be flexible at no charge.

Your stayIs there a security deposit?

Yes, between €500 and €1,500 depending on the villa. It is taken as a card pre-authorisation seven days before arrival and released within a week of departure.

Your stayAre the pools heated?

The pools at Asteria Retreat and Caldera Quiet are heated all season. Elsewhere, heating can be arranged in May and October for a daily fee; from mid-June the sea itself is warm enough for most swimmers.

Your stayAre the villas suitable for young children?

Ionian Garden Villa and House of Light are the easiest for young families. None of our pools is fenced, so we supply pool alarms, cots and high chairs free of charge on request.

Getting thereDo we need a car?

On Mykonos, Paros and Corfu, yes, or a driver. We arrange hire cars delivered to the villa or the port. In Santorini you can manage at Caldera Quiet on foot and by taxi.

Getting thereCan you arrange airport and port transfers?

Yes, by private car or minivan, timed to your flight or ferry and tracked if it is late. Prices are on the Concierge page.

Getting thereIs the Wi-Fi good enough to work remotely?

Every house has fibre or satellite internet, tested at 50 Mbps or more before each season. If you need a proper desk, tell us and we will suggest the right bedroom.

Getting thereAre pets allowed?

Small, well-behaved dogs are welcome at Olive Cove House and Ionian Garden Villa by arrangement. The Santorini houses cannot take pets because of the steps.
